How to Summer-ize Your Scottsdale Condo
July 2, 2026Optima McDowell Mountain Village Condos
Head north on Scottsdale Road past Mayo Boulevard and you can’t miss it — the rising towers of Optima McDowell Mountain Village, one of the most ambitious luxury condo developments in Scottsdale’s recent history. Spanning 22 acres with six eight-story buildings and a 10-acre park at its center, this development will bring 1,330 residences to the North Scottsdale skyline.
Optima MMV follows its sister development, Optima Kierland, which is now complete and in the resale phase. The success at Kierland gave the developer a strong blueprint, and Optima MMV is following a similar model — with both for-sale condos and rental buildings on site.
Floorplans & Finishes
Building 7230, the first for-sale building, is estimated to deliver Spring/Summer 2027. With 28+ floorplans across three configurations — one-bedrooms from ~729–1,124 sq ft, two-bedrooms from ~1,317–1,865 sq ft, and three-bedrooms from ~1,781–2,218 sq ft — there’s plenty of room to find your fit. All units feature floor-to-ceiling windows and Optima’s signature vertical landscaping on the balconies. Buyers can also customize a floorplan or combine units into a larger residence.
Amenities
With 75% of the site dedicated to open space, the lifestyle here extends well beyond your front door. The 10-acre park features pedestrian and cycling paths, a putting green, bocce ball, and seating areas. Inside, each building offers a heated Olympic-length lap pool on the Skydeck, rooftop running track, cold plunges and spas, indoor and outdoor pickleball courts, full basketball court, golf simulator, outdoor chipping and putting green, yoga studios, Pilates room, massage room, pet park and spa, movie theater, party room with chef’s kitchen, and a business center with conference rooms.
How Does It Compare to Optima Kierland?
The biggest differentiator between the two is location. Optima MMV sits at Scottsdale Road and the 101, offering easy access across Scottsdale and North Phoenix, with the Gateway Trailhead nearby for desert hiking. A Whole Foods and several restaurants are right across the street. Optima Kierland still holds the edge for walkable dining — Kierland Commons and The Scottsdale Quarter put 30+ restaurants within easy reach. But with 36,000 square feet of planned retail on the Optima MMV property, that gap could narrow considerably.
