New construction condos and townhomes in Scottsdale continue to attract buyers, with developments delivering fresh inventory on a regular basis. If those snazzy model photography shots have you dreaming of owning everything brand new, here are some important things to consider first.
What's the Construction?
If sound proofing matters to you, concrete and steel construction is the way to go. You won’t hear the people above you walking around or have to appreciate their musical tastes. Concrete and steel buildings also offer greater longevity, so you’re investing in something built to last.
The luxurious Envy in downtown Scottsdale is one example of concrete and steel construction, as is the Enclave at Borgata, a 4-story midrise that delivers a truly luxury experience. Wood frame construction is less expensive and helps keep purchase prices down, but if you’re considering a wood-frame building, it’s worth asking how the builder has addressed noise transference between units.
What's the Warranty?
Warranties vary widely among new construction condo and townhome builders. Some builders allow buyers to have an inspection before closing, with any items found added to a “punch list” that the builder will address. We’ve had great experiences with the builder of Sereno Canyon, a collection of paired villas tucked into the desert landscape of North Scottsdale near Troon. Other builders, however, won’t fix minor issues that aren’t structural or operational — so it pays to know what you’re signing up for.
What's the Competition?
It’s easy to fall in love with a community after walking through a beautifully staged model. Builders are skilled at helping you imagine the best possible version of your future home. But before you get too attached, take the time to check out the competition — not just other new developments, but established communities as well. Unless budget isn’t a concern, we always recommend a full review of pricing across all your options.
You can purchase a new construction condo or townhome on your own, but a real estate agent costs you nothing as a buyer — as long as your agent accompanies you on your first visit to the builder’s sales office. After that first visit without an agent, you’re on your own with the onsite sales representative, who works for the builder, not you.
